ASSEMBLE YOUR TEAMEvery successful real estate transaction is built on the trust between broker and client. Eva will take the time to meet with you and get to know your personality, wants, and needs for your new home.
APPLY FOR LOAN PRE-APPROVALYou’ll connect with a lender or mortgage broker to understand the details of how you’ll finance your new home. You’ll know exactly how much you can afford, and how to mobilize for a smooth closing.
DETERMINE YOUR DIRECTIONBefore you start looking at homes, you need to have a clear idea of what you’re looking for. Where do you want to live? How many bedrooms do you need? How do you want your home to feel? You'll factor key criteria in with your budget to identify the right search targets.

START LOOKING ONLINENearly 95% of buyers these days begin their home search online. Eva can help you navigate the Northwest Multiple Listing Service (MLS), which aggregates nearly every listed home in the region. You can also use sites like Zillow and Trulia to search for homes. When you find one you like, it’s time to schedule a tour.
VISIT OPEN HOUSES They are a great way to get a feel for the housing market and what your budget will afford you. You can also explore new neighborhoods, explore various house styles, and even check out commute/travel times.
SCHEDULE TOURS You'll kick off touring with an "Education Day" with Eva to compare 3-5 homes that might fit your criteria. Then, you'll focus on seeing promising homes in person as soon as they're listed to see whether it is a fit for your lifestyle. Together with Eva, you'll weigh condition and location factors before selecting the right home for the next steps!

Due Diligence It's critical to research and review every aspect of the home before completing your purchase or making an offer. Eva will suggest helpful resources to explore—including publicly available and historic information—and provide you with house background from the sellers. Inspect and Scope A comprehensive home inspection and sewer scope will ensure that the property is in satisfactory shape before you buy it. When issues are discovered, Eva will help you gain context and insight to plan future repairs, get additional expertise, and make key decisions. Make the Offer Once you have found "the One" and done your due diligence, Eva will guide you through the offer process. Based on the specifics of your transaction, such as the amount of competition, your financial situation and how long the listing has been on the market, you will co-create a strategy for success.

Submit Earnest Money Once your offer has been accepted, it’s time to take care of the details. Earnest money is a good-faith deposit—held by a third-party escrow entity—that goes toward your final down payment & closing costs. You will submit the earnest money by check, wire, or  electronic check within 2-3 days after reaching mutual acceptance. Engage with Escrow and Lender During the closing process, an escrow agent will facilitate the transaction. They are a neutral third party that holds key documents and payments in trust until all requirements for the sale have been met by both sides. At this time, you’ll also engage your lender to secure your home loan, purchase a homeowner's insurance policy, and prepare your funds for final transfer. Sign Documents and Submit Down Payment As closing arrives, it's time for a final property walk-through and signing appointment. You will submit your final down payment & closing costs via cashier's check or wire 1-3 days prior to closing. Then, escrow will make the necessary transfers and record the sale with the county.

Receive Keys This is the fun part! After closing, you’ll receive the keys to your new home (unless there is a delayed possession agreement with sellers). Eva will provide you with information to set up utilities, schedule movers, change your mailing address, and transition smoothly. Move In Eva will help you get settled, connecting you with trusted contractors for home repairs or updates and co-creating a plan to turn your inspection report into a long-term action plan.
