Once you’ve found your way home, it's time to steward it! A good maintenance plan will help you keep your home in great working shape, fix issues as they come up, and prevent future surprises. Eva is here to support you with tools and advice at every step.

Review your home inspection report with us and create a prioritized "fix" list with budget & timelines.

Note the ages of all your systems/appliances, and schedule regular service & replacement reminders.

Put seasonal and as-needed home maintenance items on your calendar to work on throughout the year.

Have an updated home inspection and sewer scope done at least every five years.

Annual Maintenance

Below you will find tips for each season!

  • Clean gutters, roof and downspouts after winter storms.
  • Check the exterior & interior of your home for evidence of leaks, pests, mold, holes, or other issues.
  • Tackle landscaping cleanups and trim all vegetation back from the house.
  • Give your lawn some pre-summer care: Mow, edge, re-seed, or treat.
  • Change furnace, A/C, & purifier filters.
  • Check irrigation and drainage systems outside the home & ensure soil is sloped away from the foundation.

  • Check irrigation systems for leaks.
  • Make sure your screens are in good shape, and change air purifier filters before/after fire season as needed.
  • Clean & paint/seal outdoor deck, porch, patio surfaces as needed.
  • Check your driveway & sidewalks for cracks or safety hazards.
  • Have your chimney & furnace cleaned/serviced in the off season!
  • Clean your gutters, roof debris, and downspouts after spring/summer blooms.
  • Winterize outside by putting away hoses, furniture, etc.
  • Have your furnace & A/C serviced and change furnace filters again.
  • Check around sinks, tubs & showers and touch up caulk or fix soft spots as needed.
  • Have your dryer ducts cleaned.
  • Update your emergency plans & kits.
  • Check & replace smoke detector/CO batteries.
  • Clean roof & gutters, check for damage.
  • Check attic & basement for leaks or mold.
  • Check all water connections for leaks, flush water heater, and clean appliance coils.
  • Check holiday lights, extension cords, and gear for safety issues.
  • Test whole-house fan & set up timer.
  • Check plumbing connections frequently.
  • Keep gutters free of debris.
  • Check basement & foundation for cracks.
